2. REFUNDS DURING THE COOLING-OFF PERIOD

2.1 Clause 7 of the Booking Terms and Conditions states that a person is entitled to a refund if they cancel their agreement within the Cooling-Off Period* from the earlier of the date the initial advance rent payment has been made and a Booking Confirmation has been received.

2.2 Subject to paragraph 2.3 below, if you cancel within this Cooling-Off Period then you will receive a refund of all amounts paid and will not be liable to make any further payment.

2.3 If the Start Date occurs prior to the end of the Cooling-Off Period, you waive your right to a Cooling-Off Period and you will need to follow the replacement process at paragraph 6.2 of the Residence Agreement ("Student's right to terminate") if you wish to cancel. In these circumstances paragraph 3 below will apply.

2.4 During the Cooling-Off Period, to cancel your agreement you must inform us in writing by sending an email to bookings.uk@scape.com. This will need to be received on or before the last day of the Cooling-Off Period.

2.5 Once the Cooling-Off Period has expired or the Start Date has occurred then you will need to follow the replacement process at paragraph 6.2 of the Residence Agreement ("Student's right to terminate") if you wish to cancel. In these circumstances paragraph 3 below will apply.

Between the dates of 1st July to 31st October, there is a cooling off period of forty eight (48) hours after the Initial Payment has been made and a Booking Confirmation has been received.

3. REFUNDS WHERE A SUITABLE REPLACEMENT PERSON IS FOUND

3.1 If, in accordance with paragraph 6.2 of the Residence Agreement, you wish to cancel and you have found a Suitable Replacement Person who has entered into a residence agreement (similar in form to the Residence Agreement) with the Licensor (the "SRP Residence Agreement"), we will refund any Residence Fee paid by you which the Suitable Replacement Person has either paid to us or has taken on liability for under the SRP Residence Agreement, subject to deduction of a £350 administration charge.

3.2 If the refund due back to you under paragraph 3.1 of this policy is less than £350, you will be required to pay us the shortfall between the refund due and the £350.

8.1.2. agree to receive communications from us electronically and that electronic communications will satisfy any legal requirement for communications to be in writing;

8.1.3. acknowledge that if we do not receive the Initial Payment from you by the agreed date in the Particulars, we may cancel your Reservation and these Booking Terms and Conditions and you will have no claim against us as a result;

8.1.4. acknowledge that if we do not receive the Required Documentation prior to your Check-In Date then we may cancel your Reservation and these Booking Terms and Conditions and you will have no claim against us as a result;

8.1.5. acknowledge that if you provide false information as part of the Reservation process, then we may cancel your Reservation and these Booking Terms and Conditions and you will have no claim against us as a result;

8.1.6. acknowledge that if you fail to pay any Instalment by the date agreed in the Payment Schedule, we may exercise our rights under these Booking Terms and Conditions; and

8.1.7. acknowledge that if we terminate your Residence Agreement after the Start Date in accordance with paragraph 6.1 (Licensors right to terminate) of the Residence Agreement, your obligation to pay any remaining Instalments of the Residence Fee shall continue notwithstanding termination of the Residence Agreement.

In the week before your contract end date, you will be asked to organise a room inspection for any damages. Once this is done, you just need to return your keys (room, post box and safe box) to reception and we can check you out, you must speak to us and complete a departure form.
