Drapery Place is one of London's most exclusive and purpose-built student housing in London, with some of its rooms being air-conditioned, making it one of the few London student accommodations to have air-conditioning. Drapery Place is located in the heart of London, with multiple rooms ranging from shared rooms to en-suites and studios. More importantly, this Drapery Place apartment is within a short distance to Newcastle University London, BPP University London City Campus, Queen Mary University of LondonUCL and more, which are about 10 to 20 minutes. The centre of the hostel (within a 4-minute walking circle) is where you can find restaurants/fast food/supermarkets/shops, etc., making it ideal for international students in London. Besides, no service fee is charged, and all bills, including water, gas, electricityheatingand Internet, are included in the rent, so students don't bother paying extra expenses to balance the budget in London.

Drapery Place is a contemporary and well-equipped student residence designed with modern aesthetics. It offers a variety of room options to cater to different preferences. The En-suite options include Premium Range 1 and Premium Range 2, which can accommodate 4-7 people and come with double beds. The Studios, available in Claiss, Premium Range 1, and Premium Range 2, range from 16 m² to 26 m² in size. 

In addition to the spacious rooms, the residence provides a Twin room (27.5 m²) with shared bathroom and kitchen facilities. All rooms are equipped with Wi-Fi, heating, air conditioning, ample storage, and a vacuum cleaner for hygiene. The kitchens are fully equipped with microwave, breakfast nook, refrigerator, and oven appliances. Each room also has a desk, chairs, closets, and a comfortable bed. The bathrooms feature toilets and showers for convenience.

Furthermore, the building offers various communal areas and facilities for residents to enjoy. These include a free gym, study room, piano room, dance studio, laundry room, pool table, and a small garden on the ground floor. Additionally, communal laundry rooms, an elevator, a lounge, and a study room are available. Vending machines are conveniently located throughout the residence.

Drapery Place is conveniently located downstairs from the most prominent Chinese Superstore in London, Tian Tian, and another Chinese Superstore, YOYO, 2 minutes walk away, and Sainsbury's and Amazon Fresh supermarkets downstairs. Aldgate East is also just a 5-minute walk away and is surrounded by a wide range of Japanese/Korean/Indian and European restaurants, with more international fast food such as KFC, Subway and Japanese Itsu. Within a 10-minute walk are Tesco, Marks & Spencer and the oversized Waitrose; restaurants, cafes, cinemas, and more are all around. Sainsbury's and The Pastry Parlour and a supermarket and café just downstairs. 

 

Transport:

Our Drapery Place student housing in London's vibrant Zone 1 offers convenient access to various attractions, including the city centre, Chinatown, and museumsAldgate East and Aldgate tube stations are both within walking distance, making transportation easy. Additionally, Coventry University London Campus and Northumbria University London Campus can be reached within a 10-minute walk. The Queen Mary University of London is just a short 13-minute walk away. Bayesian Business School is a 15-minute walk, while KCL Riverside Campus can be reached in 18 minutes via the tube. UCL Main Campus is a 19-minute tube ride away, and the UCL Institute of Education can be reached within 26 minutes. Finally, the Imperial College of Science and Technology is approximately 35 minutes away by tube.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.

If one of the step is not completed within these 3 days, the offer will expire.

If the student still wants a room, Accommodation Supplier can re-process a booking, but Accommodation Supplier cannot guarantee that the same room or the same price will be available.

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.

Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided Accommodation Supplier are satisfied, Accommodation Supplier will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided Accommodation Supplier are satisfied, Accommodation Supplier will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Accommodation Supplier.

If an agent is involved the evidence must be sent to the agent and then forwarded on to Accommodation Supplier.

Replacement Tenants – Before your Tenancy Start Date has occurred

If you have proposed a replacement Tenant prior to your Tenancy Start Date, Accommodation Supplier has complete discretion as to whether it:

a. accepts the proposed replacement Tenant and enters into a Tenancy Agreement with them;
b. places the room back on general sale; or
c. allocates the room it to an alternative student on a waiting list to enter into a Tenancy Agreement.

Accommodation Supplier will release you from your Tenancy Agreement on the date seven days after any of the above has occurred.

The student remains liable for the rent unless they find a replacement Tenant.

Early Move-in Policy

Our standard tenancies have fixed dates and cannot be changed. However, if you are looking to move in earlier it may be possible to book an additional short stay tenancy and you will be charged for any additional nights.

Refund Policy

The way that we process refunds depends on how you’ve paid your rent during your tenancy. If you pay by a Visa or MasterCard credit or debit card, your refund will be automatically processed back to the card that was used for your payment.

If you pay by bank transfer or direct debit, we’ll need you to provide your bank details so we can process your refund. To process this refund we use NatWest Payit to make it quick, secure and easy for us to send money straight to your bank account. Payit is provided by NatWest, but the great news is you do not have to be a NatWest customer to use it. You can select which bank account you would like the money to be credited to using OpenBanking.

You must have a UK bank account and UK phone number to use Payit. If your phone number has changed since you registered with Unite Students, you can change your registered mobile phone number by logging in to our website.

Room Assignment Policy

When you book through our website you choose your room type and contract length, but your room is allocated to you at random. If you have a specific request, please contact us.

Room Change Policy

All our show flats, and the images on our website, are representative of a particular room type unless labelled otherwise – however they are not identical. Your room will have all the same features and fittings, just in a slightly different set up. If you are unhappy with your room, please speak to the reception team. Where there are other rooms available we will offer these as an alternative. Please be aware that these requests may incur a charge.

Subletting Policy

If you do wish to leave your contract early you will need to find a replacement tenant, and provide us with their details so that we can release you from your contract and create a new tenancy agreement for them.

Termination Policy

Check-in Guide

You can collect your keys from reception when you arrive. Remember, if you have been asked to do so, make sure you have booked a check-in slot. At your allotted time, just come straight to the main reception with your photo ID and the team will have your keys ready and waiting for you.

Check-out Guide

You’re responsible for leaving your room clean and empty. You can recycle or donate unwanted items, and all rubbish must be disposed of responsibly. Any items left in your room will be removed, and we’ll need to apply a charge for this.


If you’re sharing a flat, it’s a good idea to find out when everyone is leaving so that the cleaning in your kitchen and hallway can be shared equally.


Please leave your kitchen / lounge / hallway clean and empty – don’t forget to clean inside the fridge and freezer, and to empty your cupboards to avoid cleaning charges. If there are any items or food left in the kitchen or hallway, then removal charges may apply.


All cleaning, damage and removal charges will be split equally between all tenants.
